[gvttc general] UPDATE: Club Notice: Discussions and Execution toward a 5 Year GVTTC Club Initiative

GVTTC,
A friendly update around the below to keep everyone in the loop.
- GVTTC is formally in discussion with AJ Carney for the possibility of having him relocate to Rochester, NY in a management role and to drive our entire coaching program. This was a corporate resolution passed by the EC with a 5 YAY and 1 NAY on Nov. 1, 2021. There are a few factors involved in AJ’s decision but we’re working through them and hope to have an answer by end of December. One of those factors is helping Meg find a teaching job in Rochester that meets her needs. We may need any leverage by any of you that could help with that process when we gather the requirements. IF you have true influence in that lane where you could help find or influence a positive result … please send me a private note so I can include you in that part of the process when it makes sense. Thanks in advance. It takes a village as they say so leveraging all our members to get this to happen is a positive.
- RSG offered GVTTC 7 day limited access for $6K a month which is “off the charts” expensive compared to normal price per sq. foot. The space we use for Classic League (first court) is approximately 4,320 sq. ft and would bring our price per sq. foot to around $16.67. If you consider the shared bathroom space … we’re looking at $13.53 a sq. foot. A few problems here
No front room access included and there is talk of converting that room to something else. This is a problem for coach training being limited to OUTSIDE league times
We’re only open when RSG is open 3pm - 10pm M-F since we’re in shared space. I tried to negotiate for more but that’s not working out well. The fitness place is able to be open anytime they want.
This motivated us to dive in deeper into the next point.
- GVTTC is conducting appropriate due diligence and walking through potential venue’s that meet general criteria some of which include
24/7 access for full GVTTC members
12 table minimum setup
high ceilings / lighting / flooring potential
and more ….
Chris Fisher (licensed real estate) is leading this charge along with leveraging other members that know this world inside and out to ensure GVTTC makes responsible/educated decisions. The key point here is that we want to avoid getting locked into an irresponsible lease due to ignorance or “tricks of the trade” by landlords to hide costs we end up paying for later. I’m confident that the team assembled will be able to SNIFF out all concerns.
- The results of our recent poll came back extremely well in that most of you would be willing to pay north of $100 - $150 per year to help make the above a possibility followed by an eventual purchase of our own place.

It’s important to note that as the board dove into this subject more and more along side running detailed projections (5 year Projected P&L), it became clear that the addition of AJ Carney in both a management role and by having him lead the coaching program with Koen at his side would SEVERELY accelerate our ability to withstand a move to our own place for rent followed by a purchase of our own building at around the 5 year mark. Without AJ, we find ourselves taking much higher risks with a move and pushing out our ability to purchase our own place to at the LEAST 10 years but more likely 15 to 20 years out.
That said, we haven’t finalized price points and are exploring a few other options but the above strategy seems the cleanest and allows us to best achieve our goals. Remember, even though we’ve been at RSG for a long time we cannot just sit back and assume all will be the same in the coming years. In fact, we’ve seen the signs that it won’t remain the same and could hurt our ability to break even. That’s a recipe for disaster and we can’t just watch it happen.
